Development Profit Partnership (DPP) - 55-70% return

Midas is pleased to offer overseas property investment clients the opportunity to benefit from the excellent returns available in the best international emerging markets, without the responsibilities of property ownership. The Development Profit Partnership (DPP) is a secure vehicle through which funds can be invested and provide a high return for our clients.


Minimum Investment £50k - 75k, No Upper Limit
  • Return of initial capital in month 12
  • Interest of 55 to 70% per annum

  • 12% of loan sum paid quarterly over first year and remaining 43 - 58% interest paid in month 24

Midas is constantly being offered excellent international property development opportunities and unfortunately sometimes Midas has to decline these highly profitable developments because the company's funds are tied up in current developments and cannot be released in time to secure new developments in the timeframes available. The DPP is one solution to this challenge.


A brief outline:

  • Prospective Investors are sent a generic DPP overview. Having had their questions answered by their Midas Agent or by Midas itself, Investors should complete a DPP reservation agreement and send it together with a refundable £500 reservation deposit to Midas.
  • Investors will have an additional 28 days to consider and sign the relevant agreement which will include a financial overview of the development that the investors' funds will be invested in and also provides full security of clients funds and to then forward the funds to Midas solicitors John Howell & Co where an escrow account has been opened for this purpose. The funds will be used to purchase the land and commence the build.
  • The land will be placed in Trust as security for the Investors' funds. Security will only be released when Partners' initial capital has been returned to them.
  • Investors' capital is repaid within twelve months from drawdown. The interest due is paid in 24 months from drawdown.
  • The rate of interest is contracted at 55% to 70% per annum. with 12% of the loan sum paid quarterly over the first 12 months i.e. 3% each quarter and the remaining 43-58% interest paid in month 24.
  • All investors are invited, as a goodwill non-contractual offer, to free use of our stunning company villa. Simply email our Client Services Manager Les White at les@lec-tenerife.com. Subject to availability Les will confirm your booking for a period of 2-4 days duration (subject to entitlement as below). In this way you are invited to monitor the progress of the development and to enjoy the delights of Marrakech. The offer is for two people and includes food, drink and free transportation in Marrakech and is available on the basis of one nights accommodation for two persons for each £10k invested.
  • Total interest is calculated based upon the level of the investor's contribution. The interest rates are as follows:

£50k and upwards 55%

£100k and upwards 60%

£250k and upwards 65%

£500k and upwards 70%


Midas often has to move quickly to secure the best land. As an example, the recent Midas Bansko DPP was sold out within 14 days and this enabled Midas to complete the purchase of a very special site alongside the new Bansko golf course.

High Interest 35% p.a. return Paid Quarterly 3 year Loan - from £100k

The Midas High Interest Loan is the big brother of the 25% p.a. Loan. Clients make a 3 year Loan to Midas in exchange for 100% security and an average of 35% p.a. Interest. In Year 1, 15% interest is paid by way of 4 x 3.75% quarterly advance payments. In Year 2, 30% is paid by way of 4 x 7.5% payments. In Year 3, 60% is paid by way of 4 x 15% payments.

The MIDAS SIPP - Paying 20% p.a. for 5 years - from £20k

The Midas SIPP allows investors to use money from their pension funds to invest in Midas developments. Investors will benefit from UK tax relief on their contributions. The Midas SIPP is a 5-year investment yielding a fixed total return of 100% on the invested monies over the full term. Cash payments of 7% of the investment amount will be paid annually into the investor's SIPP. All money, including the return of 100%, is secured against land owned by Midas PLC or one of it's subsidiaries. This security is in the form of land which is held in Trust by an independent, authorised firm of UK trustees.
